Real estate is not just about the buying or selling of a property. It’s more about the reason’s WHY you want or need to buy or sell a property. We often work with first time homebuyers, people who are upsizing, downsizing, relocating for work or buying a vacation home. All typically happy (though recently frustrating) times.
But we also frequently work alongside clients who have experienced loss. The loss of a relationship, a family member, or a job is a difficult time emotionally and financially, which is why you have us to work through the real estate part.
You’ll need to consider three things:
Identify who the decision makers are and make sure that they are on the same page. When it comes time for mom and dad or grandma or grandpa to leave their home for an apartment or retirement home, are they mentally prepared? If it’s an estate sale we’ll need to work along with your lawyer and accountant as a team to make sure the steps we follow are in the right order, especially if it’s related to probate. The most important thing to know is that we are on YOUR schedule. Take the time you need to grieve, make sure you are in the right head and heart space to move forward.
Can you afford to sell or buy with the change in your job status? Sometimes the best thing to do is buckle down and hold tight while you work on where you’re headed to next. This might mean a conversation with your Mortgage Broker about options available to help you in the short term. Keeping in mind if you move and make a change to your mortgage there could be a penalty or worse yet, you may not qualify for a new mortgage term.
As you move on from a relationship and head your separate ways, can you both agree on numbers, timing and the anticipated outcome of a sale amicably or do you need to involve mediation before we sign on the dotted line? Do you have the right documents signed to allow you to look out for your own interests? Is there an agreement regarding the kids that limits where you can live? We can wait as you need to have this ironed out ahead of any offers.
